The prices are per day and flat and for an occupancy of 2 persons for at least 4 nights without breakfast. For each additional person (from 10 years) there is an extra charge of 25,00€/day.

Minimum stay

In high season, the minimum stay for all flats is 7 nights. 
Requests for short stays in high season will be accepted at short notice or if there is a gap in bookings.
For stays of less than 4 nights, a surcharge of 25% will be applied.
We ask for your understanding!

Shorter stays are also possible in the low season, 
for stays of less than 4 nights a surcharge of 25% will be applied.

Reductions

• Children up to their 3rd birthday stay free of charge (0-2,99)
• Children aged 3-9 years pay 15,00 €/day. (3-9,99)

The price includes all fees and taxes, with the exception of the local tax. The amount of the local tax is calculated on the basis of the municipal ordinance in force at the time of the stay in the municipal area (2,00€ per person per day from the age of 14). The tax is collected on site and passed on in full to the municipality.

  On request, we will put together a breakfast basket for you, consisting of fresh home-made and seasonal delicacies, as well as South Tyrolean quality products. So you can enjoy your breakfast in your pyjamas, in private on the terrace of your flat with a magnificent panorama. Just let us know the day before and we will put your breakfast basket in front of the door. Included are: South Tyrolean bacon, sausage and cheese, homemade fruit spreads, homemade juices, brioche, eggs from our own chickens, seasonal fruit.
  We kindly ask you to inform us of any intolerances in advance.
  Breakfast basket 18,00 € per person. 
  Delivery of the breakfast basket between 7.45 and 9.00 am.
  Breakfast is not served on Sundays and public holidays.

We would be pleased if you could plan your arrival so that you can move into your flat from 15:00. On the day of your departure, please return your flat by 9:30 a.m. in a swept clean state, with clean dishes.

Prices

All prices are per flat and day for an occupancy of 2 persons. Included are accommodation, bed linen, heating, water, gas and electricity, cleaning (incl. final cleaning) and all fees and taxes, with the exception of the local tax. The amount of the local tax is calculated on the basis of the municipal ordinance in force at the time of the stay in the municipal area (Euro 1.35 per person and day from 14 years of age). The following will be charged separately: possible surcharges for pets brought along.

Payment

You can pay with cash (up to € 1.999,99) by card or by bank transfer in advance.

Booking

Please note: The booking becomes binding when a deposit is paid to confirm the booking and the booking confirmation is sent to you. The deposit is non-refundable in case of cancellation. The deposit amounts to 30% of the accommodation costs. You will receive a confirmation of receipt of the booking deposit.

Cancellation conditions according to Art. 1382 ZGB

There is no right of cancellation according to the Italian Consumer Protection Code. However, we grant you the right to cancel your booking under the following cancellation conditions in accordance with Art. 1382 of the Italian Civil Code:

Up to 90 days before the arrival date at the latest, the reservation can be cancelled without payment of a cancellation fee. Only the deposit will be retained.

In case of cancellation by the guest in the period between the 90th day before the agreed date of arrival and the date of arrival itself, the guest is obliged to pay the following cancellation fees:

• Cancellation between 89 days and 30 days before the arrival date: 40% of the total agreed price.
• Cancellation between 29 days and 8 days before the arrival date: 70 % of the total agreed price.
• Cancellation less than 7 days before the day of arrival: 90% of the agreed total price

In the event of a no-show or early departure by the guest, the full amount is due for the entire booking period.

Any deposit already paid will be deducted from the cancellation fee.

Please inform us in good time if you are unable to start your holiday.

To protect yourself in the event of a necessary cancellation or early departure, we recommend taking out hotel cancellation insurance from Europäische Reiseversicherung.
